Community shares feedback on proposed flood controls

25 November 2025

Between 26 May and 4 August 2025, we asked the Maitland community for feedback on proposed changes to our development controls, with flooding a major focus.

More than 250 submissions were received, and most related to concerns about the proposed flooding controls, including potential impacts on property values, insurance, development opportunities and future growth in key areas such as Lorn and Central Maitland.

Thorough consideration is being given to each submission, and this will inform a recommendation for councillors to consider and vote on at a future council meeting. We anticipate this will be in early 2026.

In the meantime, new flood modelling is being developed for the entire Maitland local government area as part of our new Flood Risk Management Study and Plan, which will be out for public exhibition later in 2026.
